Our team partnered with a national commercial property management client to complete significant improvements at Oakwood Plaza, a retail center in Alton, Illinois. Originally scoped as a resurfacing project for half of the existing parking lot, the scope evolved after groundwater issues were discovered beneath the pavement.
Persistent underground water was causing deterioration to the surface—even in dry weather. Our team worked with the property owner to design and install a subsurface drainage system prior to paving. We excavated and installed a French drain system beneath approximately 300 linear feet of pavement. The trench included a perforated pipe, wrapped in geotextile fabric, and filled with open-graded rock to ensure proper drainage and protect the new asphalt surface.
With the drainage system in place, we successfully completed the parking lot resurfacing, delivering long-term stability and improved durability for the property.
